Cliffside Mansion Perched Over the Water in the British Virgin Islands Feels Like a Ship
The furnished home comes with a rare private beach, a pool and swim-up bar, two primary suites and wide-angle water views
Tucked into a cliff within the 400-acre Oil Nut Bay resort community, this glass-walled contemporary mansion offers a rare private beach, two primary bedroom suites, open north-facing water views and a full suite of indoor-outdoor amenities.
Known as “Constellations,” after the starry nights, the four-bedroom home was finished in late 2021, said Alexander Dobbs, a real estate executive with Oil Nut Bay. The owners bought a raw homesite and then hired an architectural firm to design it from scratch.
“Constellations is an absolutely dazzling estate,” Mr. Dobbs said. “This is probably my favorite house in the entirety of Oil Nut Bay.”

The resort community comprises 160 homesites in total and now has 42 completed houses, with 11 more in construction, he said.
The home, which is being sold furnished, was designed and built with the “main goal of bringing the outside in,” with convertible Euro-Wall windows and sliders that open up completely to take in the views of Necker and Anegada islands, he said. “They were so thoughtful about every detail to get the maximum exposure to the beautiful British Virgin Islands weather.”

To the left of the front door is the open-plan kitchen and living room and the pool area. To the right is the upper-level primary bedroom suite, which has a private spa and a yoga/Zen garden.
The lower level has a nearly identical primary suite plus two more en-suite bedrooms with a private terrace, according to the listing.
This is the only house in Oil Nut Bay that can boast its own private beach,” with a path to the beach and a bathhouse with a full bathroom, a kitchenette and storage space “so that you can spend a whole day at the beach,” Mr. Dobbs said.
The outdoor space around the home features covered and uncovered terraces for dining and lounging, a summer kitchen, an outdoor TV and an infinity pool with an integrated spa and a swim-up bar.

The next owner can elect to put the villa into the resort’s rental program, Mr. Dobbs said. It now rents for $15,000 a night, which goes up to $17,000 a night over the Christmas holidays.

Amenities include a pool, a swim-up bar, a spa, a private beach with a bathhouse, two marine-grade outdoor shower pavilions, a nature trail, covered and uncovered terraces and two six-passenger electric carts for access around the resort and marina.

Oil Nut Bay, which is entirely surrounded by the waters of the Caribbean Sea on one side and the Atlantic Ocean on the other, is the final 400 easternmost acres of Virgin Gorda, Mr. Dobbs said. “There are no roads, so you can only arrive by boat or helicopter.”
This home is in the Ridge neighborhood, one of 15 in the development, he said. Every house comes with electric golf carts and most homes are within five minutes of the beach club.
